Job summary
The Real Estate Manager – Romania is responsible for overseeing all real estate activities in the country, ensuring the development and optimization of the store network in alignment with the company’s strategic objectives. This includes managing new store openings, lease renewals, relocations, closures, and ensuring efficient negotiation and administration of lease contracts.
The role supports local business growth while maintaining strong collaboration with EMEA Real Estate, Finance, Legal, and Store Operations teams. It combines strategic planning with hands-on execution and requires solid knowledge of the Romanian real estate landscape, particularly within the retail sector.
Key responsibilities:
- Lead the country’s real estate strategy in alignment with corporate and regional guidelines;
- Identify, evaluate, and secure suitable locations for new stores in line with expansion plans;
- Manage lease negotiations, renewals, relocations, and store closures with landlords and agents;
- Oversee all real estate transactions, ensuring legal and financial compliance;
- Maintain and update the real estate pipeline, portfolio, and contract database;
- Collaborate with cross-functional teams (Store Operations, Finance, Legal, Construction, and HR) to ensure seamless execution of projects;
- Support the budgeting and forecasting process related to occupancy costs and CAPEX planning;
- Monitor real estate market trends, rent benchmarks, and competitor activity in Romania;
- Act as the main point of contact for external brokers, consultants, and landlords in the country;
- Ensure that all real estate projects are delivered on time, within budget, and to quality standards;
- Monitor market conditions and competitor activity to inform expansion strategy;
- Prepare reports and presentations regarding real estate performance and pipeline.
Main requirements:
- 4-5 years of experience in real estate roles, preferably in retail or commercial leasing;
- Strong knowledge of the Romanian commercial real estate market;
- Proven track record in lease negotiation and property management;
- Ability to manage multiple projects under tight deadlines;
- Solid understanding of legal and financial aspects of real estate contracts;
- Experience with budgeting, cost control, and ROI analysis;
- Excellent negotiation and communication skills;
- Analytical mindset with strong attention to detail;
- Strategic thinking combined with a hands-on, proactive approach;
- Proficient in MS Office;
- Fluency in English (other languages are a plus);
- Willingness to travel as required.
